What you will learn

Four things you’ll learn on the day

One speaker on each. Useful on your first deal and on your fortieth.

Funding

How a real portfolio actually got funded

Emma Thomson takes apart the portfolio she has just bought. Where the money came from, the £400,000 investor who pulled out twice, and how she replaced it under pressure.

Lead generation

Turn Meta ads into your most powerful deal sourcer

The paid advertising system bringing consistent, predictable leads. The campaigns, the targeting, and what it actually costs to run ads that generate a positive ROI.

Your host

What David is working on right now

Live and unscripted. Sourcing, sales, developments and a fast growing portfolio, and the ins and outs of running multiple property businesses.

Sales

The process that gets investors to yes

Outreach, proposals, following up and onboarding. The exact sales process that turns conversations with property investors into signed deals.

The day

What actually happens, hour by hour

Doors at 8:45 for networking, four speakers, two short breaks, lunch in the middle, finished by three.

Doors open, coffee and networking

Come for 8:45 if you can. The time before we start is consistently where people meet the person who ends up mattering.

Emma Thomson

Investorgate. The portfolio she has just bought, taken apart in front of you. A £400,000 cash investor who pulled out twice, replacing the money under pressure, and the squatters she found in one of the properties.

Five minute break

Stretch your legs, top up your coffee, and say hello to whoever is sitting next to you.

Sarah Sanchez

Mastering paid advertising for property investors. How to generate consistent leads and turn Meta into your most powerful deal sourcer.

Lunch and networking

Forty-five minutes. Lunch is not provided, so there is food at the hotel and nearby. Most people use the time to carry on talking.

David Smart

Live and unscripted. What David is working on right now across sourcing, sales, developments and the portfolio, and the ins and outs of running multiple property businesses.

Five minute break

A quick reset before the last session of the day.

Colin Campbell

Sixty minutes on sales, applied to property investors. Lead generation, discovery, proposals, following up and onboarding once someone says yes. Then Q&A to close the day.

Finish and networking

Stay for the end. The conversations after the last session are usually the ones people remember.

That is the whole day. £49 per person, and none of it is recorded.

Who you will hear from

Four speakers, four different routes in

Two guest speakers, then your hosts for the day. Each one is covering something specific, not giving a general talk about property. Between them they cover the day you start and the day you scale.

Sarah Sanchez

Sarah Sanchez

With multiple 7 figures in Meta ad spend under her belt and having been mentored by some of the best minds in paid media and marketing strategy, including Molly Pittman of Smart Marketer, Jon Penberthy of Ad Clients, and Ravi Abuvala of Scaling With Systems, Sarah knows what it takes to run ads that actually convert.

The founder of her own digital consultancy with nearly 20 years of experience, Sarah has spent the last decade helping fitness entrepreneurs and property businesses build scalable marketing systems that generate consistent, predictable leads.

A property investor herself, she brings a rare combination of deep paid media expertise and first-hand experience of the property world.

On the day

Sarah will be sharing How to Generate Consistent Leads and Turn Meta Into Your Most Powerful Deal Sourcer.

Colin Campbell

Sales · From lead to client

Colin Campbell

Colin is a Sales Coach and Consultant who trains business owners and sales teams to sell with more confidence, consistency and control. His session is the one that makes the rest of the day pay. You can find the deal, raise the money and market yourself perfectly, and it still comes down to one conversation where somebody has to say yes.

On the day

Sixty minutes on sales, applied to property investors. Lead generation, discovery, proposals, following up properly and onboarding once someone says yes. It is the only session of the day about the conversation rather than the deal, and whether you are raising your first £50,000 or negotiating with agents every week, it is what decides how many of your conversations turn into money. Then 15 to 30 minutes of Q&A to close the day.

David Smart

Your host · Founder, Property Coaching Network

David Smart

Founder of Property Coaching Network and Smart Property Group, and an active investor in Scotland across sourcing, sales, developments and a fast growing portfolio.

On the day

Live and unscripted. What he is working on right now, and the ins and outs of running multiple property businesses.

Emma Thomson

Co-host · Scottish property investor

Emma Thomson

Emma started her property journey during maternity leave. In her first year she built a portfolio of 27 properties and raised over £900,000 in private investment. She has just bought a portfolio, and has been documenting it on social media as Investorgate.

On the day

Investorgate, start to finish. How the portfolio deal came together, the £400,000 cash investor who pulled out twice, what she did to replace the money, and the squatters she found in one of the properties. This is the version with the bits that normally get left out of the story.

Four speakers, one Saturday, and the last one sold out.

Questions

Before you book

Is lunch included?

No. Tea, coffee and water are provided all day, and there is a 45 minute break at noon so you can get something at the hotel or nearby. Most people use it to keep talking.

Where is it and where do I park?

Village Hotel Glasgow, 7 Festival Gate, G51 1DB, beside the SSE Hydro and the Science Centre. Parking is free on site. Leave your registration number at reception when you arrive and you are sorted for the day.

I'm a PCN member. How do I book?

Not on this page. Members book through the link in the WhatsApp group and the member email, with the details in the PDF. Your place is free and does not go through the £49 checkout.

I'm brand new to property. Will I be out of my depth?

No. The room is a deliberate mix of people who have not done a deal yet and people with portfolios, and the sessions are built so both get something out of them. Nobody is going to ask you to justify being there.

Will it be recorded?

No, and that is on purpose. The speakers are more open when there is no camera, and the networking is the half of the day that cannot be filmed. If you cannot make 10 October, this one is not for you.

Can I get a refund?

Tickets are non-refundable unless the event is cancelled, but they are transferable. If something comes up, pass your place to someone else and let us know the name.
